A decent
home is protected from the elements, including flooding
events and has modern facilities and materials.
Runnymede's objectives and indicators
Runnymede's sustainability objective is to ensure that everybody
has the opportunity of a decent
and affordable home.
In general the condition of Runnymede's housing stock is in good
repair. Of the roughly 32,000 households in the Borough 1,600 or
5% are described as unfit, mainly in the private sector. The average
house price in the Borough reflects this high standard at £283,610,
meaning that house prices are 8.5 times higher than the average
local salary.
Given that this high ratio is based on a high average salary of
£33,425 relative to a minimum wage of £9,700, houses
in the Borough could reasonably be described as generally very unaffordable.
The spatial constraints, such as greenbelt, and demand for housing
in the area elevate property prices. The 83% performance on a challenging
affordable homes target will go some way to address this, particularly
as Runnymede's performance compares so favourably to the rest of
Surrey: 152 affordable homes built between 2001 and 2004, compared
to an average of 78 for Surrey.
